I came to property from corporate tax.

Four years in Big 4 accounting, specialising in real estate tax. My job was to look at a property deal and work out what it would actually cost, not what it looked like it would cost on the brochure.

That is still the job. The only thing that changed is who I do it for.

Most property advice in Singapore is a feeling dressed up as a fact:

  • "Prices always go up."
  • "You should upgrade now."
  • "This one is a rare find."

I look at it differently. I would much rather open a spreadsheet, show you the holding cost across three scenarios, and let you decide with your eyes open.

Since 2022, I have worked with first-time buyers, HDB and private upgraders, landlords and sellers. In 2025, I ranked #56 out of almost 9,000 agents at ERA and was awarded the Diamond Achiever, for clocking more than $100,000 in commission in a month. I mention this not to boast, but because results cannot be faked.

What should matter to you is simple. Do the numbers hold up, and will someone tell you honestly when they do not. I aim to be that person.

The approach

Four things I say before anything else.

Buy what you can hold, not just what you can afford.

The bank tells you the maximum. That number is built for the bank's risk, not yours. What you can service through a job change, interest rate changes or a quiet year is a different number, and that is the one that matters.

Know your next move before you make this one.

A sale is only as good as the plan it funds. What your property can fetch should be the second question. The first is where you land afterwards, and whether you can stay there comfortably.

Cashflow beats paper upside.

A stretched purchase that values well is still a tight month, every month, on a twenty five year commitment. My approach is to protect the monthly first. Only then can growth happen while you are still comfortably holding the asset.

The expensive mistakes happen before you buy.

Once the Option is exercised, the math is fixed. Loan tenure, remaining lease, stamp duties, CPF accrued interest, the gap between selling and buying. All of it is decided in the weeks nobody thinks are important.

See the full picture before you commit. Loan headroom, CPF usage and accrued interest, cash outlay, stamp duties, and what the monthly actually looks like across a few honest scenarios.

Selling and buying, in the right order

Pricing, timing, negotiation, and the sequencing between the two transactions is important, so that you are never caught holding both or neither. This is the crucial part where most of the money is quietly won or lost.

A straight answer

Sometimes the numbers say wait. Sometimes they say your current place is already the right call. Regardless, I will tell you your situation honestly.
